Any concrete or masonry contractors out there?

I am having a new paving stone patio put in in a few weeks and wanted a sanity check on the price I was quoted. I got what I feel is a great price. I am having a 15x30 patio installed. The contractor that I am looking at using will pour a 4" concrete slab below grade and will mount the paving blocks on the slab. He is also going to dig out a basement window well that is on the patio area and install a new drain pipe leading to a drywell that will be under the slab. Also, he is going to pour a new set of concrete steps leading down the 4 feet from my house and cover over all the concrete with the same paving blocks that we are going to use for the patio itself.
The whole job was quoted at $5975...

why is he doing a concrete slab and then paving over it? wont it be a problem if the concrete cracks or something happens? im used to them just grading the area putting the substrate down then the pavers.....whats the benefit of the slab?

From speaking to an Architect buddy they can do it with the slab or with a gravel and sand substrate. The benefit of the concrete is that over time the sand will work its way down into the gravel which can cause uneven settling. No such problems with the concrete. Also, the concrete slab at 4 inches in thickness can handle 3500 PSI of pressure (also according to my Architect friend) which is much more pressure than the gravel substrate can handle.

6.5 yds of concrete = 845 + tax
Pavers @$2 per = $900 +tax
Labor/ 4 workers 5 days =$4000
Sounds about right,but you are correct it is on the cheap side.Construction company's are hungry right now.

15 x 30 x .33 / 27 = 5.5 CY
3,500 PSI Concrete around here goes for $80 CY 5.5 x 80 = $440
Welded Wire Mesh for reinforcement = $233
Pavers would be $1.55 SF 450 SF x 1.55 = $697.50
5 man crew with foreman for 2-1/2 days = $3,286
440 + 233 + 697.5 + 3,286 = $4,656.50
Figure on 15% markup for overhead & profit 4,656.5 x 1.15 = $5,354.98

I guess things are a bit cheaper in Texas. We could really get a job that small done in 2 days, so you could even cut that price a little.

You forgot the concrete stairs.And the fact that this is in NY not Texas /Labor coast go up,and last time i checked concrete was around $130 yrd delivered in the midwest.

6.5 x$130= $845 +all taxes

Ask the guy how many days it would take ......i would charge $600 a day not including materals!!!!! Maybe 500 is i really needed work

I was told it would be a 5 day job. Looks like my price is pretty decent considering NY labor prices. I had another guy quote me $5600 for the patio, done in gravel and sand instead of concrete but he wanted an additional $4000 for the steps!

Thats $666.66 per stair

If he comes back ,shoot him lol

how big are your steps?.......are they round?? a 4 foot long step would be $150 per tread not including materals....these steps would be made out of brick!!!
So yes 4000 is a rip off unless you are doing a huge custom set of steps

Right now I have a small deck where the steps are going to go. Its a 3x8 platform coming off the side of my house, about 4 feet above grade, with 3 steps leading down to the ground. The concrete steps will be the same size.

I work for an excavation/concrete/paving company. I do take-offs, estimating & project management.
We now have 12-15 companies bidding against when 9 months ago there were only 2-3.
The person that gets the job is the usually the one who made the biggest mistake

it sounds like the guy gave you a good quote........that job witha 3 man crew would take 5 days maybe 1more and my price @ 600x5=3000 plus materals... if they lay the pavers in motar make sure they use type S mortar...

By trade im a carpenter ,but i have generaled a few jobs and almost all my friends are in the building trades.When i estimate a job i usually get it pretty dang close.
