Of course home values continued to drop around here and we could have gotten into something shortly thereafter that would have been way out of our price range originally.

This is very important. If they accept your bid...Get an inspector that YOU hire. He is working for you to find any and all flaws.
Thay charge around $200.00 to $300.00 that money is worth it's weight in gold in the money and grief he can save you.
The flaws you already see is nothing compared to faulty electric, not up to code problems. Foundation grief, flooding basements and on and on. They check the roof, siding even the windows if they are sealed proper.
Depending on what he finds, you can negosiate the price down then.
Here in Illinios it is a buyers market right now, there is so much available houseing it could make your head hurt. Everyone is willing to sell cheap right now.
My brother just purchased a $750.000.00 home for $500.000.00. My mothers home is worth $400.000.00 she would gladly take 250.000.00
They always say there are other offers. Most times that is just a ploy to get you to feel like you have to move on a bid right now.

I am going to agree 1000000% here. I am a licensed Home Inspector here in NY and having an inspection done prior to buying a house is probably the smartest thing you can do. We charge a bit more than that here in the NY market, but even at $400-$500 it is money well spent. At the very least you will have peace of mind in knowing that the house is in good shape and at the other end of the spectrum you may find out that the house needs many thousands of dollars in repairs that may be enough to either convince you not to buy the house or allow you to get the owner to lower their price more or fix the repairs.

Keep in mind those offers may also be low balls. That house has only been on the market 34 days if the info I saw is accurate. There are two other places in the neighborhood up for sale for less money and they have been on the market a little longer.
Can you tell I have been house shopping. I found yours in about 2 minutes. Now that I know where it is do you REALLY want to buy it

I guess not! Good thing it fell through....

Thats funny though, we have looked at other homes in the area. We actually just got back from putting a bid on a house about a mile south (pretty close to the lake), but I'm not gonna post any pics this time

Going for the place over by the school?

Looks like a nice area down by the lake. Check out Zillow.com. Their values aren't really that accurate but you can get some useful info off of there.
I keep going back and forth as far as do I stay in the Denver Metro area or make the wife drive 20 or 30 miles one way to work.

Yeah, I have to drive to downtown Omaha everyday which is about 20 miles, but my wife works at one of the schools out on that side of town, so I figured it would be better if one of us was close...

I am a licensed Realtor. Please get your agent to do a Market analysis. It shouldn't cost you a dime. Remember market conditions are continuing to drop and you want a positive investment with atleast some equity or you can forget thinking you might be able to refinance with this crazy economy. Also you can check Zillow.com to compare it with what your Realtor comes up with in her analysis. You might be able to get a newer home with fewer repairs for about the same price in this market. Check around some more. Broaden your search. And don't forget to get an inspection. You won't regret it.

+ 1 on the inspection. Best few hundred bucks you'll ever spend. If for nothing else piece of mind.

I'm sure it varies with the individuals, but in general is it a trustworthy inspection co.?
