moving out!

I am finally moving out and on!
I just had the urge to get out one day when i woke up... so i called my buddy and asked if he wanted to.
We looked at some apartments around here and some not so around here. We found one half way between my college and half way between work... about 30 miles from where i live now. So we were going to get it.
Then a flyer appeared at work for a new town home property leasing out and opening in march. Well we checked it out... they wanted 748 a month for an 1145sq ft apartment... but i told her that we had a better one for 720 for just 1000 sq ft. She said she would match the price.... and on top of that we get a permanent 5% discount for being service industry employees...
so for 1145 we are paying 684/2
Water is paid for... no gas... 1st tenants, 1st month free... and a free DVD player!
im stoked... i just cant wait to get out.
one question though... is it hard to get your original rate when your lease is up?
i mean... can i just threaten to leave and they will keep our rate the same?

congrats.....
depends on how full they are and if there is a wating list.
I can 't see it going up too much, especially if there is a lot of competition in the area.

well it was just built... every month they are opening a new building.. so far we are the only building with about 3 other apartments in it.

a lot of times the lease terms will determine how much the landlord can incease rent.
There also might be state laws, I know in CA there is a max that it can be raised btwn leases.
you should find out the laws in texas then try and bargain with the landlord or just ask!
many times, like in my old apartment, they had a 3% mandatory increase, no more no less

well i didnt need the dvd player so my manager is getting it for a case of beer!
but its BYOB..... when are you flying down?

I'm a landlord, and I have never raised the rent on my tenants.
The only way I would do so is if I Knew that they were underpaying and would stay anyways, or if I wanted them to leave.
Pay your rent on time , all the time, and keep party time to a minumum, and you should have no problem.
Landlords are in the business to rent. The longer the better.

When I moved into an apartment after my divorce, I had a 7 month lease. When it was time to renew, they sent me a letter stating that because I always paid on time and was a good tenent, they were leaving my rent the same. They did not do that for everyone.

Ok, Ill be down on the 3rd. I like my eggs scrambled with cheese in the morning
