Red And Green Slime Algae Please Help!!!!!

Ever since i started my 55g i have had trouble with red and green slime algae. I have a corallife skimmer that is good for tanks up to 125 gallons and a 38 gallon refugium that is good for tanks up to 250 gallons. I run my lights 12 hours a day but even when i cut down to 8 the algae did not go away. My nitrates are at about 15-20 and my ammonia and nitrite levels are at 0. I have used chemicals to kill the red slime but it always returns a few weeks later. As for the green slime i have never been able to get rid of it. If anyone has any suggestions I would love to hear them thank you.

How often do you do water changes? RO or tap? Do you over feed? Do you have PHs for good circulation throughout the tank with no "dead spots"?

several months after I started my 55gal tank I had the red slime outbreak. I used DI water and loaded up on snails and blue legged crabs. I readjusted my power heads. A few weeks into it all was good.. It really gets you down looking at that stuff.
Almost a year into my saltwater tank, I am happy as a pig in ........
