Streb What's Lancaster Like?

Hey Streb, the little woman is probably going to get moved to our Irving office in January. I've been looking for inexpensive land around Lancaster. Seems to be some really good deals there. Is it an ok area?

alot of crime in south dallas.i dont get out to lancaster too often but it is in the news alot for crime.i am not saying it isnt safe i think south lancaster is ok.if you move there i can hook you up with my fish supplier in plano.he sells out of his home for dirt cheap.in fact i am going there to get a few fish today.he has some awesome divers in hawaii .sometimes i meet him at love field airport to pick up an order.that airport would be pretty close to you.if you would like i could call my friend he lives around there and see what he thinks about the town.i know there are alot of blacks in south dallas including him.but hes as cool a dude as you will ever meet.in fact i need to call him today for some work we are doing together monday.i was just in irving stamping concrete last week.irving is the illigal mexican haven in dfw.but irving is spending a fortune refacing the city right now.

I appreciate it. I live in a very mixed rural neighbohood here. Alot of working class folks of all races-white is a minority color here, but there's little crime. Most crime here is from the meth-head white trash types anyway. So I don't assume black or Hispanic neighborhoods are bad. At the same time any rundown area is going to attract bad people regardless of race.

lol, now that is nuts, I've actually lived in Lancaster. Went to school for a year at Cedar Valley. If it is land out of town, it is probably OK. But from my experience, at the apartments I lived at (Riverside Apartments) my neighbor above me was a rather large (300ish pound woman) who turned tricks, and the people across the hall were crack dealers. I delivered pizzas, and there really wasn't a nice area. There was some new development down 45. But they were those shoddy 2000 sq houses that won't be taken care of once the developer leaves. But if you go a little further south, it turns country really fast. And that would be ok. (but that was 10 years ago)

I dunno, everywhere I've ever lived the areas with a lot of illegals have been the highest crime rate areas as well. Dealers and crooks hang there because most of the residents aren't going to call the cops.

Is there a semi-rural area anywhere around the metroplex that is within a half hour drive of Irving that ain't gang central?

And ain't as expensive as all get out? I want to buy a small piece of land and do what I'm doing here. Build a house free and clear again. BTW I'm keeping my new house here if she accepts the position. I am going to retire here.

Is she working office hours? like a 8-5? not really. Irving is right smack dab in the middle of dallas. If she is going to be traveling during traffic hours. A 30 minute drive is 5-10 miles. A drive from Lancaster would be a good hour. Because you'd have to go up 45 through down town to get to irving. If she comes from the north you right into McKinney area and that is big bucks. East will still be dallas. Although if she looks around NE dallas (more east than north) It gets pretty rural pretty quick. But you're still talking 45-1 hour And if she goes west, you have Ft Worth. And that drive is NASTY. She might look for stuff between grapevine and McKinney. But I'd doubt she'd find any land for a reasonable prices.
Oh tell her to look down 408. Like in the cedar hill area. That is a really beautiful area.

Pop on mapquest for Irving and hit aerial map. Don't like your odds of finding anything within half hour as far as buying land. My sister was down there a few years ago looking at some places outside Austin if I remember right. Houses were pretty cheap and that was before the market crash. Just a quick look on Mapquest leads me to believe heading northwest is going to get you to the more rural areas without having to drive through Dallas to get to it.

The problem is you have to drive around the lakes and the airport. And that is the major area of congestion. And where the growth of DFW is happening.

That's a cool old house. Update the kitchen and that actually fits my early/neo redneck style. Seriously, that is a cool house-just needs some updating. I'd even keep the wood paneling in he living room.

I concur. I secretly love wood paneling. Don't tell my wiff...

If you have google earth you can look up the property. It's in a very rural wooded area south of Lancaster on 10 mile creek.

That is about 5 minutes away... But realistically I HATED Lancaster at that point of my life there were other things happening that would have influenced that. Plus I'm skewed because the school I went to while I was there, was ghetto (people wise). And when I was out and about in the area, I was delivering Pizza's from 7 til midnight or so. I'd carry a spare pizza if I was going to an apartment. To pay off the people roaming, so they wouldn't try to rob me. I've seen all sorts of stuff, drug wise while I was there. So I'm a little biased.
But they did have this place (where I"d eat breakfast) called the Hickory House. It was awesome!
 
Man this is tough, I live in Frisco and I'm trying to think but I can't think of anything to meet all your requirements to be honest. I might check Mckinney there might be some land there but your commute is a hour in traffic. IDK I stay away from anything south or west of Dallas. Imma keep thinkin for ya.

if you hurry you could run for Mayer of coppell .there is an opening.i just got home from plano.took me an hour and a half.picked up a few fish from my supplier.i bought a 5 inch emporer angel ,yellow tang and he gave me a 5 inch dogface puffer because he has had it for a month and everyone wants the goldens.flowermound is nice but expensive and rt 2499 going back home from irving would be a parking lot.i would look into mansfield straight up rt 360.still a bit of traffic but irving is like streb said traffic central.mansfield is a growing town but still has alot of open areas.

Reef, I do like that ranchhouse look and that is a beautiful house, but I couldn't spend that much. Well I could, but wouldn't. What I'm building here in Az is a rammed earth house. Sounds all hippy and weirdo, but it actually is the #1 method of home building in Australia's Outback and the rich folks here in SoAz are building them by the dozen. If I can buy a lot there, I'll build another rammed earth house probably.
