tank insurance???

ahh I just read that you are in Texas....I am sorry...move back to AZ while the gettin is good...thats the only state with insurance problems worse than MI...at least here the car insurance is the only thing messed up. and never enter into deals with family members...someone in the family always has a great deal on somethin...

Renters insurance here also has an exclusion for tanks over 55 gallons even if they are plumbed into the house ( I thought about that one LOL) they are still considered a personall liability and is not covered.
I already check about that one and yes I agree but I couldnt tell someone else that so here we are LOL but now the truth is out and they know whats going on and are very unhappy about it aswell.
I have never lived in AZ lol but I lived in AR. but I also am originally from South Bend IN. so I have 2 choices just gotta make a descion and then save some money it cost so much to move anymore LOL.

BTW it 131,000 for the trailer and I agree there is nothing as far as a contract or anything like that to get out of so thats not a big deal.

I really wish you the best...your situation sounds pretty bad...If I were you make a contract with your aunt about it...something like:
If for any reason the tank should leak and damage the carpeting or tile tenant agrees to pay for 100% of the costs to replace the carpet or tile only. In turn lessor agrees to release lessee from liability for any further damage.
Just a suggestion

hopefully it wont come to that we are trying to get the money together for a move there is no way this is going to turn out good though.

not me mt aunt..
but knowing her and what you said its probably insurance for this one hers and her dads all role up together but she says its for just here. I wouldnt doubt that at all.. it just keeps getting better and better ;-(

I have all-state insurance and I asked if they would cover for anything on my tanks. At the time I only had fresh water, but now have moved to reef. My agent had told me that if your tanks break it must do so much $ in damage before it will kick in. I haven't talk to kim since I moved to reef but I would think that fish, coral, and all the rock it would add up fast. Also you could put in for carpet damage to with all the alge growth and salt. I would just call All-State and see what they would have to say about it. Good luck.

I bet some of that insurance is part of all that land too. Ask to see if she had insurance on that land cause I bet that is where all that $ goes. On my homeowners insurance I pay only $200 a year and I have GREAT coverage here in Oregon.

I can tell you its more than 200$ a year for it here it is outrageous but probably so on the land I didnt have anything to compare to but when jferrier says he pays $100 a month for the same size and all thats still $1200 a year for it. huge difference from where you are to here LOL
i dont think I checked with allstate but homeowners insurance isnt what I need I need something like renters insurance for awhile and thats what I am having a problem with LOL
I will still check out allstate though and see what they say for here.

Texas is a real challenge getting homeowner insurance. Many exclusions , as you know, due mainly to regulations that don't allow companies to properly rate exposures and restrict underwriting criteria.
Well...., it's going to cost you in Texas, no -matter what. You can try non-admitted (non-licensed insurance companies that supply specialized hard to place coverage). I know that Lexington insurance company in Boston would entertain this coverage. Try with a high deuctible and only cover the catestrophic event. In my opinion due to the probable expense, you'd be better off to take the risk yourself, meaning self insure it. Put away a bit every month until you have enough reserved in the bank to pay for a sudden event.

but the problem is that my aunt might decide that the tanks have gotta go or we go with them. and I have to much money in my tanks just to let them go. alot of time energy and money and I refuse to give it up because of some money pinching SOB that thinks she is better than everbody and thinks everyone owes her and thats is just that.

we were looking in the paper here and I have an Arkansas Democrate Gazette® coming in the mail so we can look through it and see whats available and go from there. also have a South Bend Tribune® coming aswell. so I know what it going to come down to I just dont know when.

130 for a mobile home is not even an idea. That mother better be stocked with blondes. aside from that 6k a year for insurance...not in my lifetime. Think I would just take that 6k a year and the 130 and move. Would prove to be cheaper. My ten acres with doublewide was 35k. Insurance I coulnd't tell ya it's not enough for me to remember. Under 500 a year or I would remember. Even the house in the works is not over 1k a year. An that's 100k house. Ofcourse on the other hand right now it's a concrete pad in the woods. Maybe I can just win the lotto and screw that concrete pad. On the other side of life I will be back at it next weekend.

but its time to move and get on with my nice big huge dream tank.
O yeah and I do play the lotto maybe just maybe I will hit the jackpot sometime LOL wishful thinking HUH

Hey just move to Oregon. I can get you a good deal on house around here for under 130k and the house are about 1100sq ft. With the interest rates as low as they are I bet you could hook up a house that is about 120k and with all property tax, insurance and all that crude your monthly bill will be about $900 a month on a 30 yr program. I just hate all the family members that try to screw you for all YOUR hard work. Best wishes.

you situation sounds bad:( sorry to hear all this.
I am actually looking at getting some extra insurance over and above the homeowners policy... my policy is pretty limited to distruction, especially if it is shown to be your fault, which isnt hard to do with a fishtank.
There are extra riders, somethign like $1 to 2 per $100 per year but i am sure they wont cover livestock. but it could pay for replacement for the stand, lights, tank, and posibally pumps if you so wish. It all has to be stated and documented beforehand, and you would need commercial insurance, about double the price, if you make any sort of money at it.
