There was another one we really wanted, but they are high balling it. We were willing to pay full price, to then find out it will not meet that value in the appraisal. It's the "big house on the block" so when you look at comparisons to base a appraisal on, this house looks crazy priced. They added on like 500 square feet... and now it's working against them price wise.

We lost out on the multi bid deals. It really depends, we kinda didn't expect to win on those because we didn't go in above asking price which is usually what it takes to win. We were pre approved and were flexible on closing etc. so we just took a shot. We ended up with a place 1200 feet from the other one. I had my eye on it for months and just waited until we had exhausted all the other options we had been looking at. We got them down about 4% over their priced reduction which was a pretty good deal.

If that one is still on the market (if this one falls though) you might try a bid for the appraised price and see what they say assuming you didn't already try that.

Appraisal comes after a bid, oddly enough. That the area a lot of houses fall out of Escrow. They've already countered on the bigger place, so if this newer falls though we are going to see if they even would consider selling at appraisal if we went halfs are the actual appraisal itself. I don't think they are going to sell at the appraisal price or I would pay for the appraisal myself. They've pulled the house from the market before and changed realtors. They've turned down 3 offers lately. They were asking approx 85+ grand over the available comps.

It's not the price they are asking that's a problem persa. The bank will only give a loan up to what the house it worth as compared with recently sold houses in the area. If you want a house that the asking price is more than it appraises for, you have to come up with the rest in cash so the depreciation gamble is yours.
Just heard there was officially 5 offers and they are going to meet and decide on Tuesday.... Holy Smokes!
53 people walked through..... I hope they took their shoes off when they walked on MY stinkin' floors.
