heh, I still don't think you're getting paid enough.
I had to top off a pair of 55 gallon aquariums on the 3rd floor of a museum - wasn't worth my time, and they wanted the service for free.

1. every time i went in the back office, the mag5 that was used in the wet/dry was running dry, so my best guess would be- the maintenance company came in 2 x a month, and that's the only time it got topped off.
2. we just another one of these, which screams at the top of his little lungs every other hour, for about an hour

Too bad there isn't a closer water source for an ATO. Does the building have a sprinkler system? Maybe there is a water source in the ceiling or something that you could tap into and run water down. Constantly topping off the guys tank for him seems a little monotonous.

it has a sprinkler system, but i'm not going to attempt to mess with it. he has a portable closet next to the tank that's full of junk. i might try to talk him into a 5 gallon jug or something similar on top of that cabinet as a top off container. i dunno. tonight i have to install some T-5 actinics i just got shipped here, so he can have some light to turn on while this tank cycles, without growing too much algae.

Wally world has green 6g water containers for around $7 each. Maybe he could buy 4 of them. Leave two full of RO for top offs near the tank so it's easy for him to dump in a gallon or so at a time. You keep the other two and swap out the empty ones for full ones every couple weeks. Maybe he will step up and add water if you are able to make it uber-simple for him. Make a line with marker or use a stick on thermometer as a "fill" line. Ask him to add water when the level reaches this line.

I'm starting to realize why there was a dumbell in the early pics of the old tank. Maybe you should have helped him hang a flat screen over the hole in the wall for a saltwater screen saver. Less maintenance and there are no livestock compatability issues. No water top offs and no gurgling noises.
Great, now I'm thinking about getting one.

Just tell him in a nice way as possible look if this is alittle too much for you to take care of pay me the differnce and I'll take care of it.
But the catch to that is make that enough money to where you don't hate to have to come in there and take care of it.
Me and my wife own a grooming business. When we get someone that is bad and we don't like to deal with. We talk about it and find out what is a price to charge here where it doesn't bother us.
But that works great for us man. Not saying you have to do that all. Just suggesting it. I mean really he owes you that anyways as much as you have done for him lol.

You would not want to run sprinkler water into a tank. If you have ever seen it after it's been sitting in there about 20 years. The absolute most DISGUSTING sight and smell. Not only that but it's 100% against code to use any part of a fire life safety system for anything but that.
What you could do however is tap off of the nearest faucet with a waterline designed for a fridge and run it down through the ceiling tiles.

As much as I love the saltwater hobby I love dogs more so tell me more! Hard to tell from the photo but is that a brindle boxer? I rescue dogs and currently have three of my own: Pug, Boxer, and Great Dane. all are rescues and I, too, have put on a lot of miles picking some of them up. (often 5-6 hours each way). The things we do for love.

Rocco is South African Boerboel. do a search and you'll see that they come in the more common fawn with black mask, and various shades of brindle. we got him to be a playmate for Ginger, and also to be a home protector while i'm away.

Wow, what a gorgeous dog - that's a breed I've never heard of and I thought I knew them all. The description scared me, though, because I had a very bad experience with a "good guard dog" type. My Neapolitan Mastiff took her duties MUCH too seriously and we really had to watch her like a hawk. Even so, she wanted to hurt anyone or anything that was not part of the immediate family. I had hoped that socializing her from a very young age would help so we did obedience classes and took her lots of places with us but it was soon evident that having her out in public was much too risky. She immediately claimed any place we were in for 10 minutes or more "ours" and wouldn't let anyone else move. Beautiful, loving dog, but a real handful and stressful to own. My great dane is large and intimidating but has NO desire to hurt anything . . . a real gentle giant.
Good luck with him - I'm betting you're a dog savvy person and will be able to raise him to be a good guard dog while not being a danger or liability to those he's supposed to accept.
