blah!!! i HATE new century!!! I've had nothing but problems with them for as long as i can remember!!! my ae constantly says "oh i can do that" only to find out that he was blowing smoke up my bum, and the underwriter comes back and says "in no way would we ever do that"... then he's constantly calling me asking "is there anything i can help you with?" AHHHHH!!!! i stopped using them a year ago, and he hasn't taken the hint...
who do you use primarily for your deals?
wow, it's nice to find someone else in the industry... i can start running my scenarios by you to see who you think would take it...

and girls rule...

that's weird that you had those problems w/ NCEN. they're usually pretty good but, then again, they did report their first quarter loss last year since they went public.
at this place, i'm using BNC, WMC, and option one for my subprime. BNC's my favorite (we say it stands for Because Nobody Cares). WMC's always been ok but they're doin a lott've volume here (we say it stands for Way More Conditions). option one does my dirtiest of dirtys but their customer service sux.
i've got a lott've experience w/ freemont & long beach too but i can't get as many exceptions w/ them here as i could at my last shop because we don't give em as much volume. you should totally run the scenarios by me! that's why they made me a manager at my last place!

long beach should take the first one cause they don't have any adds for rural. i'm pretty sure BNC would take it too. seem like a pretty easy deal. are we 0 x 30?
that other one's probably dead. no scores ususally mean no tradelines at all. even though there's a few shops that will take no scores, they won't take it that high of ltv, and they'll have a very strict tradeline requirement.

yeah... he's 1x30 on an investment property, but he says he has a letter from the

and i was just testing you... i got the 2nd one bought at 7%.
there's a rural development program that'll lend up to the appraised value (even over the purchase price if it appraises better), so you can roll the closing costs into the loan. They'll use alternative tradelines, so i just have some cell phone and utility letters, and we're golden. as long as you can go full doc, and you're clear for the last 12 months, they'll do it. I woul've taken it FHA at 97% with 3% down payment assistance, but we're not FHA licensed in Iowa.

i never got into those specialty programs w/ FHA and stuff. they were just too much of a pain for the outcome.
is the 610 the mid-score or the average score cause i thought nova only does the average. in case that letter doesn't work out, freemont doesn't give you hits for lates on non-owner occs.

and you should look into FHA, it's not that much of a pain in the butt once you get to know the system, and the pricing is so much better than subprime or conforming for that matter, and the MI is cheaper than on the conforming side too. and the USDA program isn't anything special. It's designed for low-densly populated areas. It's a nice program for certain people...

i got started doin FHA. it is a good niche but i just don't see it worth the time spent (not like yackin on these boards is either). but i'm doing a ton of neg-ams right now and they're lettin me chew on a lott've fat...

OK T.....lets get back to business. Tell me how does a 12 year old girl start to become insecure about herself? I can tell you horror stories of what goes on in middle school. And most of it starts with boys making girls feel inadequate about themselves. Boys have an idea in their little heads of what a girl/woman should look like. And most likely its not what they are seeing at school. THerefore, the male gender feel like they can take it upon themselves to give reasons why one girl is hot and one is not.
Example: last year one girl in my daughters class....the boys decided she was the hot one. Most of these boys felt the need to remind the other girls that they needed to start looking like Erin because they were all dog meat compared to her. (now, if you could see my daughter and some of her friends, you would wonder what in the helz they are talking about)
Anyway........you may think it doesn't have anything to do with the 28 year old male..........it have everything to do with the 11 on up male.

havent you ever seen that say no to drugs commercial... where the boy gets busted with a bunch of pariphenalia... the kids response:
Ilearned from watching you dad... i learned it from watching you...
there was a documentary about this (cant remember what channel or show)... alot of kids get these ideas from watching their parents do things... we are products of our environment...
you cant generalize what each male thinks is attractive either... it can be forced unto by the media though... just pick up a magazine... personally i dont htink teen agers should read Cosmo...

regardless of the reason, girls are more sexually insecure. that's what i've been saying all along. i'm not saying what's right or wrong in regards to what they do. i'm not saying it's more or less fair for either gender or age group.

I agree with you........its exactly what I said. But the men are doing a horrible job in teaching their boys that its OK to do that. Young males do generalize what a female should look like. Otherwise they (as a group) would not feel compelled to single out one girl and make little arses of themselves
Personally, I think Cosmo should be with Playboy and Penthouse. Behind the counter. I have nothing against it..........I read it sometimes. Teenagers shouldn't be reading it. Some of the content is off the wall. :scared:

i wasnt saying this just abot boys... young females and males watch their mothers get ready every morning and fret about how they look and comment about themselves while getting ready... so both could learn these things from their mother... M = if mom says this about herself then it must be okey to say about another female... F = if mom thinks this about herself then it must mean that i have to worry about my appearence...

Its always been around, its just never gotten properly corrected. Only gotten worse with the general lack of respect that people/society have for one another.

you can't just blame men and boys for girls' decisions on their appearance. it's THEIR decisions. that's not to say there aren't factors, but THEY make the final call. there's plenty of girls who don't try to dress all attractive.
