You just said something that kind of rang a bell with me: "No skimmer." so... do you have a refugium that grows a fair amount of macroalgae that your harvesting? If not - either get a fuge or get a skimmer. Either one is better than none at all.

By the way, It doesn't matter that your nitrates and phosphates aren't showing up. Your algae is eating up the nutrients before it can be measured.

Your right, something's going to have to give. You have to control your nitrates and phosphates. Do a 50% water change with fresh made saltwater. If you make your own top off water, check your TDS and replace your filters if needed. You may have to clean your tank more often and do more water...

Will it have an internal overflow box or an external overflow box if you are going to have a sump? I usually am on a strict budget when it comes to protein skimmers that are decently priced and work well, so I suggest something like a coralife 220. You may be able to find it on the two guys site...

Odyssea is a good brand for lighting. T5s are great, even for some soft corals if you want them. It depends on how deep your tank is and how many watts/lights you end up getting.

me, personally - unless you know which way your beams are going, I would stick to the bottom floor slab. 250p/sf is a lot of pressure - even for three joists to hold up. I wouldn't risk it.
