    That sounds like the pump is starting to go out on you as it doesn't sound like its pumping consistently. You might consider a new pump.

    Does the over flow pipe terminate below the water level in the sump or above it? If it's above then that should be your problem. Extend the pipe so that it terminates one or two inches below the water line. If its already below the water line then there might be too much water being pumped back...

    Anything metal you use should be stainless steel and not have been used for anything else but fish related. Other than that I guess you could use a tool brush.

    You need to scrape part of the live rock off with it. If you leave even the smallest part of the mushroom flesh behind it'll keep growing back. That's why a lot of people like them. Me being one of them. They're pretty much bullet proof for the most part.

    Thanks Beth. Yes, I already took that into consideration. The rooms about 15'x20' and everything will be stationed opposite of the laundry side and nothing containing sprays or fumes will be stored in that room.
