Guess I didn't mention I'm not very good with anything that isn't secure to the heel. How can ya run when you have to grab onto the bottom of your shoes with Monkey Toes.

running in slaps is indeed an acquired skill. it's a LOT easier with the "heavy duty" slaps (like reefs) tho. before lightning bolts came out, slap "blowout" was common when you ran. the little button on the bottom of the toes would simply pop off, of course 49 cents would get you a new pair at the drug store.

I'm not well trained in running in flip flops, being from the North Pole. But I bet I can outrun y'all in seal skin mukluks.

LOL....I could run in anything....I wear 3-4 inch heels to work, and feel more comfy in them (except barefoot) than anything else

2 more hours and they will be meeting. I don't think they are going to accept this offer because we low balled it by a little. We're hoping they won't come back with an offer higher than the highest comp in the area. But we are willing to put a little cash in above the appraisal.... let's hope they wanna be reasonable. They are currently asking for 20g above the highest comp..... it's the closest we've had yet besides one other. That one we offered 31g above asking.... 2 other people went 41 above asking.

what's the sense of having an appraisal if they can just ask whatever they want anyway

No, this is another house that just popped up.
This one has lovely cherry floors and tile. The biggest pitfall of this one is easily fixable... it has no back lawn. For some reason, a few of the houses have concrete slabs in back. It also has a HOA, which we were originally trying to avoid. The neighbours say this HOA is very cool to deal with. The reason I don't mind this HOA is because it's a gated community. The fence also needs to be replaced, but that will fall on the owners if it has termites (which we think it does). You cannot sell a home without fixing termite problems.
The one thing I liked about this community is that there was a white girl sitting on her front porch reading a book, there was a hispanic guy talking to his neighbour from his driveway and a black lady was leaving for work (or whatever). It's a mixed pot instead of being a single predominant race. I don't have issues with begin the minority... always have been pretty much. But one of the neighbourhoods had people peeking out their windows at the drop of cream walking into their area.

thats what I've been wondering. This seems to be how we all go into this mess. But now the banks are making people put more cash....which is good, BUT it makes you wonder if it is still allowing some folks to "over buy". As I stated earlier, there are a lot of people who have access to money that is not necessarily theirs, so its easy to throw a lot of extra money at a house if they really want it. Very frustrating

Home Owners Association. They can be a beast to deal with if you want to make changes to your property. They are the community rule makers. BUT they make you keep your property maintenance up, which is a big problem now-a-days with people trying not to loose their homes. One property we saw earlier was OK, but the neighbours were CRAZY trashy. You can see they started renovations some time ago but never had the money (or whatever) to finish it... that would not happen in a HOA community.
Being gated makes me feel safer. No fence will keep someone out if they want to get it.... but maybe they'll head to easier pickings.

Home Owners Assoc. (I think) We had one in our old neighborhood and they thought they were the mafia. Horrible. So if theirs is pretty cool and laid back/flexible thats great.
termites are awful here. That is a huge thing to check for before the purchase of a house. Concrete the whole back yard? Thats different. I guess that eliminates grass problems.

Good in SOME regards. But I don't know where peeps are going to come up with the cash. We are already talking 20% down ... about 140,000 for a lot of them. THEN 10,000 cash for closing costs. The you have to pay for cash for the appraisal and the inspection. Not sure how much extra cash we can come up to go above appraisal.

Another benefit of living in the middle of nowhere.....we can do WHATEVER we want....there is no one around to ask or care

They can be a pain, for sure. That's why we made a beeline for the neighbour to ask. They said they stopped having meetings because no one went. It seems peeps in the area have it pretty together and are proud of their homes (while being on the same page of what looks nice). Every single house was awesome.
The lack of "greenage" is suppose to be "green". I live in California... land of the tree huggers..... no grass... no lawn watering... less depletion on water resources. *rolls eyes* I'll install new eco bulbs and am looking into solar power.... but I need grass.

That down payment would buy you a damn nice house in Kansas
