Thinking about offering on a fixer-upper.
Hey, my first house was a piece of crap fixer-upper (literally). The previous owner raised fighting pit bulls, and the yard was one big pile of metal and computer parts. He was a white version of Fred Sanford. I bought that house for $79K, and sold it for $230K, so I'm well aware of "fixer-upper's" and making improvements.

It seems like a lot of the houses that are "done" have some major flaw I would want to change. We would end up spending the same amount in the end, but the end result would be it would look exactly like I wanted.

I don’t think there is any such thing as the perfect house. There is always something to change or fix. Even if it were perfect now, in a few years you will want to change something, and repairs are just a part of normal upkeep, so get as close as you can, and make it a home as you go.
In today’s market I just don’t understand folks who try and wrangle so much money, knowing it isn’t worth it. They still want to sell at a price they could have gotten 3 years ago before everything crashed. These same people want to buy at today’s prices. I can’t blame them but it’s unreasonable.
I hate house hunting…but love the new digs when the deal is done…keep posting the pictures…LOL…I can live vicariously through you.

I give up. Seriously. I know is can be frustrating to house hunt.... but this is a serious problem. I saw an awesome house yesterday. It had everything I wanted. The price was even perfect and didn't seem to high. I thought it was kind of low. Well, it seems the asking price is 60 grand over what the bank is willing to offer. Confirmed on Thursday. How can that be! Fine, what about that other house... I'll buy anything presentable because we are now on a time limit...... oh it's 120g over what the bank will offer!
The houses that are priced correctly are the "Bank Owned" properties that have been peed in and ripped apart. So my choice is to come up with about 75 grand cash in a month and a half (not to talk of the investment risk) or live in The Projects.
I don't know what to do. I am REALLY upset about the big house. I thought for sure the bank would loan that amount.

We are already looking as far away as we are willing to drive. I have to live somewhat local because there's not a chance I'm going on the freeway after working a nightshift. It's already dangerous enough. Sometimes when I pull up to my driveway I realize I don't remember the drive home. I've had friends drive through red lights and off roads.... we are a dangerous bunch.
I've been staring at the ceiling since 4am. Anyone know of some creative ways to come up with 60g casholah?
So here's some quick pics. The asking price is less than we are willing to pay for the house. Let's say just for example it's like 900. We have been approved for and have the 20% cash down for a house that is up to 925. We've th ebuyers you wanna see... pre-approved conventional. So, we see this house for 900. PERFECT neighbourhood. Brand new renovations. Excellent grounds. Perfect price. Then we get th escoop. An offer had been made on it last week for 870. I guess it was accepted by the buyers because they then had an appraisal done.... 830. There's a house down the road that is 1800 square feet with original bathrooms from the 70s that appraised for that much. How is that possible!
Oh... it's buyer picks flooring, so it won't be completed until a deal goes through....
Entance way

Master bedroom on second floor...

Double doors open to master....

Kitchen... I have no idea why I didn't take pictures from in there.... there's another room to the left in there.

Unless we can come up with 70g... that the difference in the appraisal and the asking.
So, that's 4 houses that I have found that I would move into..... this is becoming impossible.

And let's just say there's now a time limit.... a short limit of a couple of months. If we have to move to an apartment in the interim, I will have to give up the hobby.

Are you in an area of Cal that allows for manufactured homes on your own land? They make some pretty sweet modular setups, my brother had a 8 unit, 2 story apartment building made that you'd never guess wasn't stick built. Just thinking the financing might be easier. It's amazing all these houses wont appraise for enough. What area of Cal are you looking in?
