Their beds are getting turned into tanks as soon as they leave so they don't try to come back in.
One of the boys sleeps next to a drop in chiller.... what a trooper.

Do you have any idea how many homes have sold in the area in the last month or so? Ii just seems weird that realtors would be taking all these listings that wont make appraisal. Maybe you are just in a very hot market or something where people have been comming up with the extra money to get financed.

It's not my area persa, but my price range. There were many houses that I would not want to live in that are appraising for asking..... lower priced houses. So the houses in my price range are staying up for sale... one house for 2 years now. Another since December. One went through a second realtor. It's these houses that took the biggest losses.

Gonna suck if you have to rent. Sounds like you're betwext a rock and a concrete slab. If the appraisals start moving up the sellers will raise their asking price as well. At this point you are going to have to depend on luck as much as anything.
I remember back when we were looking after I was in the wreck and were paying cash. About 3 months after we had looked at a couple different places we got calls asking if we were interested in buying at our previously rejected offered price. Of course we had already bought by then but maybe you'll get lucky and one of your previous offers will come back and work for you.

ugh!! You have been busy the last several days. :( WTH is up with this craziness. So the bank is allowing you to put 70k more cash into a house that they don't think is worth it? That house looks pretty also and you get to pick new carpeting throughout?
Does the guy in the pic come with the house......looks like he could be useful

The bank isn't allowing it me.... it would have to be out of my own saving account. I don't have 70k cash laying around though :-(
He's a cutie, isn't he.... I'm biased.

I am just shocked that these houses are so over priced that the comps, appraisals and banks even agree they are. But I have found that there are a lot of people with a lot of money....not theirs, but their families. Very frustrating.
Yes, my daughter was walking by as I was looking at the pic (walking fast because she was racing out the door to a grad party of a friend) and she stopped dead in her tracks......."ooohhh, whos that???"

You wouldn't really give up the hobby would you? Don't you have any friends who could donate some space for a temp. tank? I know that you probably don't want to be taking down and setting up tanks that much, but this hobby seems to be your identity. I bet you could work something out with an lfs too, probably set up some tanks as displays until you could get going. I'll bet they would love having some of your stock in there stores to draw people in. Far from ideal, I know, but some of your stuff seems near replaceable, much less the time you spent training them.

the trouble is, we're not talking one, two, or even six tanx...we're talking FOURTEEN of them. granted, several are grow-out/QT's, and they WILL be consolidated at some point, but we were hoping to add some "final" DT's on our own terms. one of the things we're hoping to do is a large in-wall setup to feature larger species lions and scorps. also, we do indeed have some "special-special needs" setups that can't be combined, such as the SH and the bluefin lion setups. so, let's hope we can dodge that harpoon.
as for the place pictured, the owner bought it a month ago as a REO (bank-owned), and is basically trying to flip it and make $150k. if they sold it at "fair market"/appraised value, they'd be making $80k, which IMHO is a darned good return for a 30 day investment. however, they're greedy, and want to jack their profit up to $150k. all they've done is paint the place and will be replacing carpet...

That's an idea, why don't you try and buy one of those houses from the bank. I still think you could get an lfs to house them for you for relatively cheap if it comes down to that, but like you said, hopefully it doesn't come down to that.

so lowball him... The guy is nuts trying to sell above appraisal these days.
